The first complex of one-family houses nearby Cherni Vrah Boulevard,
in the Perlite Complex is already completed. In 2003, in its immediate
proximity we have commenced the construction of a second complex
which is currently nearing its end. So, there are 45 one-family
houses constructed in total. The one-family complexes are located
at 200m away from the boulevard which serves as a good noise barrier.
The way leading towards the houses is located at a short distance
after the LUKOIL office. The area is excellent and environmentally
clean with a direct connection to the central city part via one
of the main Sofia artery (Cherni Vrah Boulevard). Each house has
a clear view of the Vitosha Mountain. Due to the high demand for
the complex we are currently working on its expansion.

How can you become owner of a one-family
house, a true pearl in our new complex:
* We sign a preliminary contract with the following terms and conditions
- EUR 15,000 earnest (advance payment)
- assignment to one of our architects on the type and functioinal
structure of the building, which should be of minimum speard-up
area of 500 sq.m.
- after 2-3 conceptional designs are prepared by the architect,
the development of the draft designs shall star, whereas You will
have the possibility to participate in the entire process of development
- After the approval of the draft designs, we will calculate the
final price of the building according to the following rates:
price of the plot:95 EUR /sq.m.
- price of the spread up built-up area of the building:1050 EUR/sq.m.
- the construction term shall be 12 months and shall start after
the construction permit is received
- the above prices encompass delivery the building and the yard
under the following conditions
· Reinforced concrete building structure
with external and internal YTONG masonry.
· Facade and roof: the facade is with
heat insulation of EPS-F 5 cm or material with similar heat insulation
properties for the floors as well as EPS-F 3 cm for the external
walls of the ground level, completed according to the instructions
of the architect, with polymeric plaster and plinth up to 60 cm
of Bulgarian origin stone, decorative rails of the balconies with
steel profile and lacquer paint, the roof is with cover of roof-tile
of the Bramak system, lining, rainwater pipes and gutters from corrugated
metal sheet selected by the BUYER for the price of 6 BGN/m2. Flooring
of the terraces and the lobby with with frost-resistant granite
plaster selected by the BUYER for the price of up to 21 BGN/m2.
· Joinery on the facade: PVC joinery
of German profile with glass form with white float glass and German
lining; 1/3 opening with average price of 135 BGN/m2. Supply and
fixing of blinds and onsect nets after additional payment by the
BUYER. Entrance building door – armoured, plywood, supply by Solid
Company, price 1200 BGN, garage door, metal, BERRI type, automated
for the price of BGN 3000, supply by Solid Company.
· Lobbies, living-room, kitchen, bedrooms:
flooring – cement plaster; walls and ceiling – gypsum ground coat,
internal doors- plywood cover with lining for average price 280
BGN/piece.
· Internal staircase – plaster on
the stairs without decorative hand-rail.
· Bathrooms, WC on the floors and in the
basement: flooring – cement plaster; walls– plaster, ceilings
– plaster;
· Terraces, external stairs and floorings
– layer of frost-resistant granite plaster with decorative metal
hand-rails from steel profile and painted with automobile paint.
· All premises in the basement: flooring
– cement plaster; walls– plaster, doors – papered without paint
for average price of 100 BGN/piece, metal door from the garage leading
to the other premises.
· Garage: flooring – smooth cement
plaster, walls – plaster.
· Heating and Ventilation: imported
aluminium radiators (average price per rib of 15 BGN) with imported
polyethylene pipes with aluminium inlet for horizontal and vertical
communications, ensured heating of the building via electric boiler
supplied by TERM DESIGN Ltd. for the price of 1200 BGN and installed
bolier for household need water of 300 litres – imported, RUVEX
type for the price of 850 BGN, chimney for the gases in case heating
is by means of gas.
· Water Supply and Sewerage Installation:
completely executed as per the design. Water Supply – with cork
closings of polypropylene pipes with dimensions as per the design
– vertical branches with diam. 32, horizontal branching with diam.
25, sewerage – up to inlet to facility with PVC pipes, connected
to inlet of rainwater pipes at h=1 m with cast iron pipe.
· Power Supply Installation: fully
completed with three wire cable complete with Bulgarian switches
and sockets of 1st rate quality for the price of 1.50 BGN up to
2.00 BGN, Antenna system according to the design approved by the
BUYER, SOT Security cabling without sensors, according to a design
approved by the BUYER. All cables for the low-currency installation
– TV, in-house speaker, PC, SOT Security, telephone shall be laid
in corrugated cable housing. Supply and installation of SOT Security
sensors against additional payment by the EMPLOYER.
External supply of the building: in
accordance with the requirement of the Regulation for state acceptance
and operation of construction sites in the Republic of Bulgaria.
Telephone line for 2 direct posts without external cabling and a
subscription number.
